Proposal

The applicant has submitted a Zoning By-law Amendment application to amend the City Centre Zoning By-law 7553/17. Altona Group is proposing a mixed-use development consisting of two buildings having heights of 25-storeys and 13-storeys.  

To facilitate this development, the applicant proposes to utilize the Bonus Zoning provisions of the City’s Official Plan to increase the maximum permit building height from 47 metres (approx. 15-storeys) to 80 metres (approx. 25-storeys), in exchange for the provision of a community benefit under Section 37 of the Planning Act.  In return for the additional increase in building height, the applicant is proposing to retain and restore the Old Liverpool House.

In addition to a proposed increase in height, the applicant has requested various other changes to the Zoning By-law to facilitate their proposal.
